Home Inspection in Orlando and South Florida — How to Use Every Day Before the Deadline
A lot of buyers ask us:
👉 “How much time do I really have after the inspection?”
👉 “When should I order the sewer scope or the pool leak detection?”
In Florida, most residential transactions use the AS IS contract. If the inspection period is left blank, it is 10 days after the effective date. During that period, the buyer can investigate the property and, in most cases, cancel for any reason.
That sounds like a lot of time. It is not.
Between scheduling, report review, contractor quotes, insurance quotes, and negotiation, those 10 days go fast. The buyers who get the best results are the ones who have a plan on day one.
⚠️ Why the deadline matters so much
Once the inspection period expires without a written cancellation notice, the buyer usually loses the broad right to cancel — and the protection of the earnest money that comes with it.
👉 In other words: after the deadline, “I did not know” is no longer a good exit.
That is why the timing of the home inspection and the follow-up services is not a detail. It is the strategy.
Note: We are home inspectors, not attorneys. Always confirm your specific contract dates and terms with your real estate agent or a Florida real estate attorney.
📅 Day 0–1: Contract signed — schedule quickly
The first mistake we see is waiting.
As soon as the contract is effective, schedule the inspection. At this stage, decide which services make sense for the property:
•Full home inspection (always)
•WDO / termite inspection (strongly recommended in Florida)
•4-point and wind mitigation (needed for insurance quotes on many homes)
•Sewer line camera inspection (older homes, cast iron, large trees, drainage symptoms)
•Pool inspection and, if there are signs of water loss, pool leak detection
•Mold assessment (if there are odors, staining, or history of water intrusion)
👉 Doing all of them in the same visit saves time, saves access coordination, and gives you complete information sooner.
🔍 Day 2–4: Inspection day
The best time for the inspection is in the first few days of the period. This leaves time for everything that comes after.
At HouseMaster, you receive an on-site summary before we leave and the full report the same day. Our AI-powered report lets you filter findings by system and severity, which saves a lot of time during the next steps.
If possible, attend the end of the inspection. Ten minutes of conversation with the inspector is often worth more than reading fifty pages alone.
🧾 Day 3–4: Review the report and separate the findings
Do not try to fix everything. Separate the findings into three groups:
•Safety concerns (electrical hazards, missing GFCI protection, trip hazards, gas issues)
•High-cost items (roof, HVAC, plumbing, drain line, structure, pool equipment)
•Maintenance and minor items (caulking, adjustments, small repairs)
👉 The first two groups are what matter for the decision. The third group is normal homeownership.
🛠️ Day 4–5: Order the follow-up evaluations
This is the step most buyers skip — and it is where many post-closing problems begin.
A home inspection is a visual, non-invasive evaluation. When we recommend further evaluation by a licensed contractor, it means we found a condition that needs a specialist to determine the cause, the extent, and the cost.
Typical follow-ups include:
•Roofer — for roof age, damage, or replacement cost
•HVAC contractor — for older units, replacement cost, poor cooling performance, and finding leaks
•Licensed plumber — for drain line findings from the sewer camera, active leaks, or old piping
•Electrician — for panels under recall, unsafe wiring, or unsafe installations
•Pool leak detection - when the pool loses water beyond normal evaporation
👉 Get quotes in writing. A number on paper negotiates much better than an opinion.
🏦 Day 3–6: Get the insurance quote early
In Florida, insurance can change the whole deal.
Send the 4-point and wind mitigation reports to your insurance agent as soon as they are ready. A roof near the end of its life, old electrical panels, or certain types of plumbing can affect insurability or the premium.
👉 It is much better to find out on day 6 than on day 10.
🤝 Day 5–7: Negotiate
With the report, the summary in hand, the specialist quotes/evaluations, and the insurance quote in hand, the buyer and agent can decide:
•Ask for repairs
•Ask for a credit
•Accept the home as is
•Cancel within the inspection period
Keep the request focused on the items that really matter. A short, well-documented request is taken more seriously than a long list of minor items.
🚨 Day 7–10: The deadline
If the negotiation is not settled, the buyer must decide before the deadline — and any cancellation must be delivered in writing according to the contract.
Never let the period expire hoping that “the seller will agree later.”
🧠 Think of it like a project schedule
As an engineer, I always explain this the same way: the inspection period is a small project with a fixed deadline.
The home inspection is the first milestone, not the last one. If the first milestone happens late, everything after it gets compressed — and the buyer ends up deciding with incomplete information.
✅ The practical approach (what we recommend)
👉 Schedule on day one.
👉 Bundle the services in one visit.
👉 Order specialist quotes right after the report.
👉 Get insurance quotes early.
👉 Negotiate with documentation, not opinions.

❓ Frequently Asked Questions
Is the inspection period always 10 days?
No. The parties can negotiate a shorter or longer period. If it is left blank in the Florida AS IS contract, it is a maximum of 15 days after the effective date. Usually adjusted to 7 or 10 days to make the offer more competitive. Check your contract.
Do weekends count?
Contract time periods have specific rules. Your agent or attorney can confirm the exact deadline for your contract.
How fast can I get the report?
With our process, you receive an on-site summary before we leave and the full report the same day.
What if the specialist cannot come before the deadline?
Talk to your agent right away. In some cases the parties agree in writing to extend the inspection period. Never assume an extension without a signed agreement.
📞 Schedule your inspection on day one
